Facility Operations · Demand-driven building cleaning

Clean when the need arises.

Room sensors provide indications of how individual areas are used. Combined with minimum intervals, hygiene requirements and quality checks, this data helps to plan cleaning services in a targeted way.

Room sensors

Usage signals straight from the rooms.

Compact room sensors are installed in suitable rooms. They capture receivable Bluetooth Low Energy (BLE) signals – for example from smartphones and other BLE devices nearby.

A usage indicator is derived from measurements aggregated over time and space. It describes how intensively an area is used – not who is there.

The concept provides for room-by-room capture. The number and placement of sensors depend on the building, the radio environment and the desired coverage.

From usage to cleaning demand

Usage indications become a traceable demand.

  1. Record the room

Document room type, size, use, requirements and sensor coverage.

  2. Evaluate signals

Condense received BLE activity into time-based usage indicators.

  3. Derive demand

Assess the usage level together with room type, last cleaning, minimum interval and quality feedback.

  4. Plan deployment

Coordinate tasks by priority, time windows, staff and equipment.

  5. Check results

Document cleaning, check quality and calibrate the model against real-world results.

Sample view

Usage and demand per room at a glance.

Washroom areas retain minimum requirements and necessary checks even when the usage indicator is low. A low reading is no proof that a room is unused or clean.

Benefits

Targeted rather than blanket service planning.

  • Plan services in a differentiated way
  • Prioritise heavily used rooms
  • Avoid unnecessary visits based on verified rules
  • Document decisions and quality checks

Technical limits

What room sensors can do – and what they cannot.

BLE sensors measure receivable radio signals. They do not automatically count all people or all devices: some devices do not transmit, others change their address or appear more than once. Signals may originate from adjacent rooms, and a single reading does not reliably assign a device to a room. Signal activity is no proof of soiling.

Do the sensors count every visitor?
No. Bluetooth signals serve as a usage indicator. Not every device is visible, and detected devices do not automatically correspond to a person. That is why capture is calibrated on site and combined with other information.
Is there no cleaning at all when usage is low?
Agreed minimum intervals, hygiene requirements and quality checks remain part of the planning. Usage signals complement these rules.
How reliably is a room identified?
How meaningful the data is depends on sensor placement, the building and the radio environment. Before being used for operational decisions, the measurements are verified on site.
Can usage be captured more precisely?
Where more precise capture is needed, additional suitable sensors or voluntarily managed BLE devices may be considered as options. The right solution is assessed for each site.

Data processing

Requirements for handling measurement data.

The following requirements apply to the implementation of room sensors:

  • Aggregate readings locally wherever possible
  • Capture only the data needed for the usage indicator
  • Define and limit retention
  • No personal profiles
  • No individual movement histories across rooms

Before sensors are operated in practice, the specific data collection must be reviewed with those responsible on site – including information obligations and, where required, employee representatives.
